"To let on Tenerife" - the Guide

Short-term or Vacation rental means that the term normally runs between 3 and 12 months.


In Spanish “contrato de arrendamiento por temporada”.

 

In this rental agreement, no notice period is provided. The entire period must be respected by both parties.

 

Please note that this is not a residential contract, nor is it a tourist contract. In this contract you will also have to mention where the main residence of the client is located. It is absolutely forbidden to sign such a contract under 3 months. If you do, the government may impose a sanction.

Tenerife's 3 zones

What is the difference between Residential, Touristical and Mixta?

Basically, you have 3 zones in Tenerife: residential zone, tourist zone and zona mixta.


The residential and tourist zone are very clear in rules and legislation. The zona mixta, on the other hand, is not.

 

This zona mixta depends very much on the municipality. It is the municipality that will decide if they will issue a VV permit for your property. The residential zone and the tourist zone, on the other hand, are much clearer.

 

If you would like to rent in vacation rentals, we recommend that you only buy in a residential zone. Therefore, be sure to be guided by a real estate agent or gestor who is honest and transparent about this.

Below I briefly put the residential and tourist zone for you.
 

Residential zone

You can rent your property for long term, short term as well as tourist(vacation rental).

Touristical zone

You can rent your property long term or temporary short term ( at least 3 months)

 

In the tourist zone there is an exception that allows tourist rentals. This is when the entire management is done by 1 agent who manages the entire complex. Think for example of Corales suites.

 

Of course, there are also apartments in the tourist areas that are not located in a complex that offer this rental service. In that case, it is forbidden by law to rent it out yourself touristically nor with another agency. If your property is marked as tourist and you do rent it out, the fines are between 1,500 € and 30,000 €. Forewarned is Forearmed.
